Acquisition Programmes
We have worked successfully for a number of housing associations and regeneration companies acquiring individual properties and blocks of flats.
Our role has included:
- Identification of properties according to the brief set by the Homes and Communities Agency and the client
- Commissioning of surveyors reports and valuations
- Assessing the viability of the scheme
- Negotiating purchase
- Instructing solicitors
- Key collection and securing of the property on the day of purchase
- Taking handover of the property when refurbishment is complete
- Ensuring payment of all contractors and consultants
- Keeping a detailed file for each individual property to ensure the existence of a complete audit trail
- Liaison with appropriate local authority staff
In some areas up to 80% of a programme of this type will involve returning to permanent social housing properties sold via the Right to Buy legislation.
We often assist this process with local publicity campaigns that advertise the availability of the RSL as a cash buyer. These are conducted in liaison with the local authority and are targeted at suitable properties that have clearly been purchased via the RTB process.
