Land and Property Identification
Much of our work involves helping local authorities, housing associations, regeneration agencies and developers establish comprehensive data bases of sites and opportunities. This can then be used to assist the implementation of a wide variety of projects.
Our service includes:
- Identifying land or properties — of any size from individual building plots and houses to large empty factories, parking areas, derelict land etc — that are in poor or unsatisfactory condition
- Establishing ownership
- Providing a site history (where relevant) and other useful background information
- Carrying out follow up enquiries to site owners, establishing if they wish to sell their asset or co-operate in bringing it back into use
Our experience shows that even in unlikely areas- rural market towns or suburban satellite developments — surprisingly large numbers of opportunities will be found.
Depending on the size of the area concerned an exercise of this type can usually be carried out over a 2 to 6 month period.
We carry out our work by undertaking a thorough street by street visual and photographic survey. Following this we obtain information from:
- HM Land Registry
- Companies House
- Local Authority Planning records including both the actual status of the area concerned and whether any planning permissions have been recently granted on it
